1. Program Sender

Text messages under this program are sent by Carbon Residential, a brand of Carbon Real Estate Investments, LLC, and by the apartment communities Carbon Residential manages.

Each community sends messages from its own local phone number. Every message identifies the community or Carbon Residential as the sender.

2. Service Messages and Their Purpose

We send service messages to help prospects and residents with leasing and living at our communities. These messages may include:

• Leasing inquiries, tour scheduling, and application status
• Lease signing, renewals, and move-in or move-out coordination
• Maintenance requests, work order updates, and scheduled service visits
• Rent reminders, payment confirmations, and account notices
• Community notices, such as water shutoffs, emergencies, and property updates

3. Promotional Messages

Promotional messages are optional and require your separate consent. If you opt in, a community may send you:

• Move-in specials and current offers
• Apartment availability updates
• Referral offers
• Community event invitations

You can receive service messages without agreeing to promotional messages.

4. How You Opt In

You can opt in to service messages in any of these ways:

• Checking the SMS consent box on a website form
• Giving consent on your rental application or lease
• Texting a community first

You can opt in to promotional messages only by giving separate written consent, such as checking a promotional consent box on a form.

Consent to receive any text messages is not a condition of renting a home or buying any goods or services.

5. Message Frequency

Message frequency varies. It depends on your activity, such as open inquiries, maintenance requests, and lease events. If you opt in to promotional messages, those are sent occasionally.

6. Message and Data Rates

Message and data rates may apply. Check your mobile plan for details.

7. How to Opt Out

Reply STOP to any message to unsubscribe from that number. You can also reply END, CANCEL, UNSUBSCRIBE, or QUIT.

You will receive one final message confirming your opt-out. After that, you will not receive more texts from that number unless you opt in again. To opt back in, reply START.

Each community uses its own number. If you receive texts from more than one community, reply STOP to each one. You can also contact us using the details below to opt out of all Carbon Residential messages.

9. Carrier Disclaimer

Mobile carriers are not liable for delayed or undelivered messages. Message delivery depends on your carrier's network availability.

11. Changes to These Terms

We may update these SMS Terms at any time. Changes take effect when posted on this page.
